With the announcement of the recent half-thought COE tweak, the authorities have most likely put the latest Kia Carens beyond reach. Families with a large family needing an MPV were definitely not taken into consideration.

The relevant authorities are often slow in tackling the problem when it initially surfaced... now will have to take drastic actions... Some win... some lose... sigh.

leaving out of singapore.....soon...counting down... the COE thingy is a pandora's box..once opened can never close back....the govt only good at cover the previous mistakes with another mistake.... akin to you have one hole in the backyard...instead of spending time,resources and money to get it fixed ..they dig a hole to fill the previous hole...end of the day the hole still in the yard but different place..and the yard is now in a mess... my 2 cents worth

If you are leaving Singapore for work. My advice is DON'T. If not, try not to come back. Not that I don't like you. I have a lot of friends who left Singapore to work overseas (mostly to China). Some more than 10 years. Some who left 5 years ago, due to localization, have to come home. They can no longer afford a home, a car etc ........ Life like a mess. They hold position like Manager and Director and 1 even a VP. Or try your best to plan in, in term of asset class ownership. The newer batch that left, kept their property like flats, private home and rent out. Things are getting pretty unaffordable... keeping assets in SG as a backup is a good idea... atleast u dont come back to 'nothing'.

One example, I got a friend, sold his condo in 2005 for 500~600K ........ now the same condo become 1M+ ....... if he has stay put. He make 500K from nothing. He is renting an apartment now or downgrade to HDB The worst part is that he is in his 50+, so difficult lor. All loans can only lend up to 60 years old, so taking some form of loan will again be difficult. Need to manage these type of things careful. They can no longer afford a home, a car etc ........ Life like a mess. They hold position like Manager and Director and 1 even a VP. if they held such high positions, why can't they afford a place?

Ya... & with the relevant authorities slow to react to market changes... they allow sales & resales value to go so high, beyond affordability... now then they came in with all sort of 'cooling measures'... & droves the property values down...
Maybe good for those who wants to enter now... but what about those who paid high prices earlier???
& in order not to lose votes, they will again let the property prices rises slowly to pacify the oweners/ sellers... then back to square-one...
I recalled 25yrs back, when i needed a place i can call my own... i was practically forced out of HDB 4-room resale market... cos' the COV was ridiculously high... most asked for $50K or more COV... I recalled 1 seller even ask for $100K COV.... how can i afford when i just worked for 2-3 yrs only??? & guess what... I was told someone actually paid that $100K COV to buy that flat...
So imagine now colling measures in place... COV drove down... this buyer who paid $100K COV siow liao lor...
Its really difficult now... & more in the future...

1) 2007 to 2010 ...almost no BTO...very minimal...reason?? resources diverted to building not one but two casinos.
2) and so little BTO, nevermind just suck thumb...but govt den allows PR to buy our Resale flats... prices rocketed as demands exceeds supply tremendously.
3) PRs and foreigners are supposed to enrich the locals, but in singapore it seems the other way round.We finance their future retirement.
4) casinos done.... too many FWs liao....now everywhere construction.... Yishun the most jialat, many hills and forested areas flattened to build HDB...really sad...
conclusion..we r screwed...

If you buy a 600K 5rm, will you let go at 400K ?? Crazy pricing.
More people, higher COE. Could be my last car - The Carens. No way I am paying 70K for a piece of paper, not even 40K.

I bet you are a Gen Y, the most shortchanged generation by our dear government. That why they looked to the 450K pioneer voters. A 8 billion investment.
